Our engagement with Zipcode departs from conventional consulting. Rather than static plans, we introduced agile innovation and design sprints—enabling rapid prototyping, iterative feedback, and real-world testing. By 2024, over 90% of Zipcode’s projects incorporated some element of sprint methodology, resulting in a 30% faster go-to-market rate for their developments compared to local benchmarks. This hands-on, “test and learn” approach not only sped up the adoption of best practices but fostered a culture in which progress triumphs over perfection—helping Zipcode adapt to dynamic market realities.

 

Flagship impact: “A Universe Within a University” at Bangkok University

A highlight of our partnership has been imprinting Zipcode’s unique DNA into its flagship project at Bangkok University: DoBeDo Student Residence. Opening in June 2025 and spanning over 1,300 units across 6 buildings, DoBeDo sets a new standard in student housing. The residence boasts fully furnished private and shared living spaces, expansive communal facilities such as co-working zones, game rooms, reading pods, and wellness amenities. Outdoor features—like a skatepark, jogging trails around the iconic lake, and multi-use sports zones—are designed to nurture both academic achievement and holistic student well-being.

 

To ensure accessibility and social mobility, DoBeDo also provides 100% and 30% residential scholarships annually to selected Bangkok University students, supporting diverse backgrounds in a vibrant community. Community engagement is prioritized, with over 40% of the site dedicated to shared spaces and green parks.

 

A powerful, cut-through narrative

Through in-depth workshops and cross-team sprints, we partnered with Zipcode to define its brand values—embodied in the slogan “Real > Estate,” which also serves as a rallying cry for people-first, purpose-driven placemaking. A vibrant visual identity and a series of impactful digital storytelling campaigns have set Zipcode apart from traditional developers. In 2024, Zipcode experienced a twofold increase in brand recognition among its target audience, with high levels of positive sentiment reported in user surveys.

 

Ongoing social, environmental, and business outcomes

  • Sustainability by Design: Since 2022, all Zipcode projects incorporate recycled materials, solar energy, and dedicated green spaces. Flagship projects allocate 50% of their footprint to communal areas and parks, promoting urban biodiversity and helping reduce heat islands.

  • Student Retention and Satisfaction: Initial resident surveys for DoBeDo indicate a projected 25% increase in student satisfaction compared to benchmarked university housing.
